Best Flooring for Homes With Dogs, Kids and Heavy Traffic

Best Flooring for Homes With Dogs, Kids and Heavy Traffic

What is the best flooring for a house with dogs, kids and heavy traffic?

For most busy households, the best answer is LVT (vinyl plank) through the main living areas and porcelain tile in the entry, kitchen and bathrooms. Both handle water, claws and gritty shoes better than most other options. Hardwood can still work if you love it and accept that it will dent and show wear.

You have probably read a few articles that said "choose something durable." What they skip is that a floor is only as good as what is under it. Most of the failures we get called to fix are prep problems, not product problems.

Which floors hold up to dog claws, spills and muddy boots?

[LVT / vinyl plank](https://dalliafloors.com/residential/vinyl) is waterproof, quiet underfoot and forgiving when a kid drops something. Look at the wear layer and the core, because thin, soft planks scuff under big dogs. Porcelain [tile](https://dalliafloors.com/residential/tile) is the toughest surface we install. The weak point is grout, and tile is hard on dropped dishes and on older dogs' joints.

Hardwood is a fair choice if you pick a harder species with a matte finish and some texture, since those hide scratches well. We install it. We do not refinish hardwood, but we can point you to someone we trust for that. Sheet vinyl has very few seams, so it suits laundry rooms and mudrooms. Carpet is fine in bedrooms and on stairs, but puppies and carpet rarely mix.

Take advantage of our showroom samples. You can take them home, scratch them with a key, spill juice on one overnight and let the dog walk on another. That tells you more than any spec sheet.

Does an older North Shore house or condo change the choice?

Yes. Chicago bungalows and older homes in Evanston, Wilmette and Glenview often have old board subfloors, floors that have settled out of level, and squeaks. Plank flooring shows every dip, and tile cracks over flex. So the subfloor needs to be flat and solid before anything goes down. We would rather tell you that up front than hide it in the estimate.

Condos in Skokie and Evanston add their own rules. Many associations require sound underlayment, limit work hours and require elevator reservations. Check your building's rules before you fall for a product. Hardwood over a unit below you is often a nonstarter.

What order should the work go in, and how long does it take?

The sequence is the same in most homes. First you choose materials from samples. Then we measure and look at the subfloor. Demo comes next, followed by subfloor prep, installation, and finally trim and transitions. The decisions to make before demo are which rooms get which material, where the floor changes from one to another, and whether baseboards are staying.

Timelines depend on the room and the floor underneath. As a rough guide, LVT in a typical room is a day or two once the subfloor is ready. Tile takes longer because of setting, curing and grouting. Hardwood needs time to acclimate to your house before install. Subfloor repairs and any moisture issues are what stretch a schedule, and we will tell you what we find as we find it.

What affects the cost of flooring for a busy household?

We do not give prices in a blog post, because every house is different. These are the factors that move an estimate. The first is square footage and how many rooms are involved. The second is the material and its grade. The third is how much demo there is, including old glue, thinset or layers of flooring. The fourth is how much subfloor prep the house needs. The fifth is stairs, tight rooms and transitions, which add labor.

If water damage is part of the story, such as a past flood or a leaking shower, we handle flood and water-damage floor replacement and shower leak repair. Fixing the source before new flooring goes down is what keeps the floor from failing. One person from our team stays with you from the estimate through the finished job, so you always know who to call.

Questions people ask

Is LVT really scratch-proof against dogs?

No floor is scratch-proof. A quality LVT with a thick wear layer resists claws well and hides small marks, but it can still be gouged by sharp or heavy impacts. Test your samples at home before you decide.

Can I put carpet in a house with kids and a dog?

Yes, in bedrooms and on stairs, where it adds warmth and traction. For living areas, entries and kitchens, we usually steer families toward harder surfaces that clean up faster after accidents.

Do you refinish hardwood floors?

No, we do not offer hardwood refinishing. We install new hardwood, and we can point you to someone we trust if your existing floors need refinishing.

Which floor is best for a mudroom or back entry?

Porcelain tile or sheet vinyl, because both shrug off water and salt. If the entry opens onto a garage, we can also talk through epoxy for that space.
